My name is Nicola Stanway-McSwan and I am the founder and director of Addressed Property Services Ltd. My philosophy behind setting up my own property management company is to offer the one thing that large or corporate companies don't provide; a bespoke and personal property management service. I have been in the industry for 20 years and I am a landlord myself. This has given me an insight into what you expect from a property management service and I felt the one thing that was lacking is personal one to one commitment and attention. When you have concerns and questions regarding your property or your tenants; you want someone who understands the history and the details, without having to explain time and again.

Looking after a tenancy can be stressful and demanding on both your time and your budget. By employing a good property manager, you can sit back and realise the benefits of your investment. Being a landlord is sometimes not straightforward and can be a legislative minefield, tenants will place demands on you and there will be occasions where you will require the very best advice and assistance. Addressed will investigate, discuss and act to ensure your landlord obligations are met but are not exploited, and that you and your tenants are satisfied.

Addressed will ensure that all of your required safety checks and certificates are always up to date, alongside any minor or major maintenance to your property that may arise. With my extensive knowledge and experience of both the practical and legal side of property management, my aim is to provide you with a common sense approach to the management of your tenanted property.

SERVICES

Preparing your property for a tenancy

Whether you are renting your property out for the first time or are between tenancies; making sure that your property is in good condition, all items are in working order and instruction manuals are in place is very important. A well maintained and decorated property is more attractive and will set the standard for a new tenancy. Preparing your property doesn't need to be expensive; little tweaks here and there may be suffcient. Addressed are happy to guide Landlords through this stage in a practical, cost-effective way.

Managing your tenancy

Addressed will look after all aspects of your tenancy from check in to check out. We will be your primary point of contact as well as for your tenants. We will assist in transferring the utility accounts, personally collect the rent to avoid rent arrears, assess and arrange maintenance when required, and provide a 24 hour helpline for any "out of hours" emergencies. Any legal advice will be supported by professional solicitors who are experts in property law. Routine property visits are included within the Fully Managed Service with comprehensive photographic reports provided.

Renegotiating & renewing your tenancy

Approximately three months before the end date of your first contract with your tenant, Addressed will help you re assess the market and rental value, and discuss your future plans with you. If you are happy to offer a further term, Addressed will negotiate your offer with your tenants and provide a new tenancy agreement which will be drawn up alongside the initial agreement and will contain any additional agreed clauses.

Ending your tenancy

If you or your tenants do not wish to renew the contract; we can assess and get quotes for any works required in order to prepare for a new tenancy and arrange for re-marketing to start. Addressed can arrange for a check out appointment, manage the transfer of the utility accounts after your tenants have left and obtain forwarding address from your tenants (whenever possible).

Deposit Return

Addressed can hold the deposit on your behalf during your tenancy, so at the end of the tenancy we will investigate any inconsistencies in the check out report, arrange quotes and repairs, and negotiate any cost of these with the tenants. Should there be any disputes Addressed will collate the documents and information required, and put a case forward to the Deposit Dispute Adjudicator.
